A new development for 39 affordable one bed accommodation units was required by the YMCA in Romford. This project was to be developed using off-site constructed, volumetric modules, designed to be installed with minimum disruption to the surrounding location. The site location was within the existing YMCA facility in Romford which was to remain open during the construction phase.
The project required each dwelling to meet the current London minimum space standards with the one bed units having a minimum gross internal floor area of 37m2 consisting of living/ kitchen area, bedroom, shower room and storage.
Modular Building Consultants role in this project was to assist YMCA Thames Gateway sourcing a design team and a modular manufacturer that could deliver this project and manage the construction phase on behalf of the client.
Following a detailed client brief, we created tender documentation for sourcing the design team and developed a performance specification, and a tender process that detailed all the requirements for the project. This included:
- Minimum building design life required
- Structural performance requirements
- Internal and external building requirements
- Contractual obligations
Following the tender returns, Using our knowledge and understanding of the modular systems, we provided accurate tender evaluation and scoring. In addition, post tender interviews were carried out and due diligence reports provided on the short listed companies.
A preferred bidder was identified, and final negotiations involved factory visits to clarify and agree matters regarding the price and quality of the bid.
The project designs were submitted for planning and following planning approval, Modular Building Consultants looked after the clients interest throughout the construction phase until final handover.
